Impact Properties not only provide real estate services to provide a proposed listing price but also a full property assessment. Once Impact Properties was approved to list the commercial property we prepare professional photos, drone footage, marketing videos, and a listing slide deck to provide to interested buyers. Once the property was under contract Impact Properties was able to provide services to not only manage the transaction but also provide the following services for which no other brokerage can provide:  

  • Company Resolution to Sell 
  • Prepare Legal Deed
  • Negotiate and prepare “Post Closing Occupancy Agreement”
  • Assist buyers with introductions to City staff for building permits and occupancy  

Situation

Owners built another larger facility to support their company's growth. They were looking for commercial real estate brokerage to market and list their existing facility for sale. The CEO interviewed three local real estate agents before selecting Impact Properties.  

 

Results

Impact Properties provided a property evaluation using three methods of valuation. These methods included a comparable analysis, income approach, and property cost approach which resulted in a recommended listing price. Additionally, Impact Properties evaluated the adjacent street traffic, surrounding infrastructure, and zoning to better understand the marketability of the property. 

Nic and Impact Properties did a fantastic job. It was quick, efficient, and very professional. 
They were able to add value to the commercial real estate process that I’m not sure exists elsewhere.
